  1. Initial drive by inspection and contact utility companies to determine occupancy.
  2. If occupied, negotiate cash for key offer.
  3. Coordinate lockout contractors.
  4. Perform interior and exterior BPOs as requested. Provide MSR as requested.
  5. Market REOs effectively in order to sell quickly for highest price possible.
  6. Obtain bids and inspect for whatever work is required to bring client/lender the highest price in the shortest time.
  7. Submit all offers with proper verification and documentation, review all contracts with Asset Manager.
  8. Weekly follow through of pending sales and notify Asset Manager immediately of problems.
  9. Weekly submission of invoices for reimbursement according to client computer software.
  10. Provide HOA and lien information to Asset Manager.
  11. Maintain utilities, lawn, etc as per individual Client requirement.
  12. Minimum of weekly inspections of all properties and notify Asset Manager immediately of any problems.
